Insanely expensive apartments put up for sale in Hrodna — sold out in an hour

Sales have started for apartments in a 10‑story panel building in a new quarter near the historic center of Hrodna. The price per square meter is a record high.

The new building will be located at: Ostrovsky Street, 2V. Prices per square meter in this panel building start from 3,750 rubles ($1270) for three-room apartments of 90 square meters. This amounts to 337,500 rubles, or 114,400 dollars per apartment.

A square meter in two-room apartments of 85 square meters is sold for 3,900 rubles ($1322). This amounts to 331,500 rubles, or about 112,400 dollars for a two-room apartment.

A square meter in one-room apartments was valued at 4,500 rubles ($1525). For an apartment of less than 50 square meters, this comes to 225,000 rubles, or about 76,270 dollars.

This is the most expensive square meter in buildings constructed by «Hrodnazhylbud». However, some people who wanted to purchase housing there say they didn't manage to, as the apartments in this building were sold out in literally an hour.

For comparison: in the Grandzichy-4 residential area, distant from the center, «Hrodnazhylbud» sells apartments in panel buildings at prices ranging from 2070 to 2550 rubles (about 700‑865 dollars).

The high cost of apartments in this quarter is explained by its excellent location. This is probably the last plot near the center where a quarter with multi-story buildings can be constructed. However, despite the proximity to the center and the high price per square meter, these are mostly ordinary panel buildings, which evoke not the most positive emotions in many city residents.

It's noteworthy that even last summer, apartments in the same quarter were significantly cheaper. At that time, a square meter in the building under construction was sold for 2900‑3200 rubles (about 990‑1100 dollars).

As we wrote earlier, Hrodna has become the leader among major Belarusian cities this year in terms of real estate price growth.
