Cottages in a new gated community in Minsk are now on sale. Where is it located?
The cheapest homes in the new gated community "Uyutny" (Cozy) are priced at over $930,000. These are two-story cottages with an area of up to 271 square meters, featuring four bedrooms, a large kitchen-living room, terraces, and a private bathhouse or sauna.

The forest area between Parnikovaya, Padlesnaya, and Anaeva streets was a peculiar closed world even in Soviet times. It housed the complex of dacha residences for the Council of Ministers of the BSSR, and after the collapse of the USSR, a restaurant and a private kindergarten operated there. Today, the territory is gradually transforming into one of Minsk's most expensive cottage development areas. Despite its proximity to Nezavisimosti Avenue, the National Library, and Uskhod metro station, the block allocated for the "Uyutny" residential complex is practically hidden in the forest near Stsyapianka.
In the summer of 2024, during the construction of the block, human remains of 75 men and women, as well as bullet casings and personal belongings of the killed, were found. They were reburied in Chyzhoŭski cemetery as "victims of the genocide of the Belarusian people in the Great Patriotic War." However, the prosecutor's office found no evidence of mass executions of civilians at this location. At the same time, this very spot was named by local residents as one of the execution sites during the Soviet repressions of the 1930s.
The fact is that in this very area was located the dacha of Lavrentiy Tsanava — the head of the NKVD and state security organs of the BSSR from 1938-1941 and 1943-1951, one of the key organizers of Stalin's terror in Belarus.
So, it's an ominous place.

As reported by Realt.by, the "Minskstroy" project envisages the construction of about a hundred individual cottages on the complex's territory. Currently, 33 cottages of two types are available for sale. Twenty P250 type houses have an area of about 259 square meters, while thirteen P270 type houses are about 271 square meters.

Construction is already nearing completion. According to the developer, some objects are 80% ready. Simultaneously, the landscaping of the territory continues: pedestrian paths are being laid, driveways and turning areas are being arranged.
All cottages are two-story. They are built using a monolithic-frame scheme with reinforced concrete columns and walls made of expanded clay concrete blocks. The facades are insulated and plastered, the roof is pitched.

The first floor is dedicated to the common area. Here are located the entrance hall, a mini-boiler room, a utility room, a guest bathroom, as well as an open space combining the kitchen, dining room, and living room. Terraces and a carport are attached to the house.
The main difference between the two types of cottages is the recreation area on the ground floor. In P250 type houses, a bathhouse with a steam room, shower, relaxation area, and terrace access is provided. In larger P270 type houses, a sauna with a separate bathroom and relaxation area will be located instead of a bathhouse.

On the second floor, there are four living rooms. One bedroom has its own bathroom, and another shared bathroom is intended for the other residents of the house. A wardrobe and a terrace are also provided.
The cottages will be delivered without finishing work. Inside, the developer will perform wall plastering, surface preparation, and floor screeding. Wooden windows with double-glazed units will be installed, all engineering communications will be connected, and gas heating will be provided.

The price depends on the payment method. For 100% lump-sum payment, a square meter costs 10,000 rubles. If installment payments or a bank loan are used, the price increases to 10,416 rubles per square meter.
As a result, the most affordable P250 type cottage will cost 2.59 million rubles, or approximately $933,000. For a P270 type house, you will have to pay about 2.76 million rubles — almost $995,000. Applications for concluding contracts are accepted from June 19.
By the way, this is not the first stage of sales in "Uyutny". Back in March of this year, the developer put townhouses on the market. At that time, two-story sections with an area of about 206 square meters were priced at the equivalent of about $420,000. The first ones were promised to be built by December of this year.
However, this block will not be entirely composed of cottages. The project envisages the construction not only of individual houses and townhouses but also two multi-apartment buildings of variable height with 354 apartments. An auction for the sale of ready-made apartments in house number 2 will take place in July. Plans include a kindergarten for 60 places and a shopping center. Therefore, over time, the territory of the former government dachas will turn into a full-fledged residential micro-district.
